An Osa Peninsula eco lodge of this scale and setting is increasingly difficult to find. Located on Costa Rica’s wild southwest Pacific coast near Corcovado National Park, this seven hectare property offers a rare combination of privacy, biodiversity, existing infrastructure, and long term upside for buyers and investors who understand experiential real estate. Explore the property with Terri Kaminski and get to know this unique Osa hotel for sale.

Sacred View of Osa is not a conventional hospitality asset. It is a place defined by geography, view, and emotion.

INTERVIEW: Sacred View of Osa with Terri Kaminski

Good evening. I’m Fred Mines, a real estate advisor, here with my partner, Terri Kaminski.

We’re here to talk about an extraordinary property on Costa Rica’s Osa Peninsula, and Terri is going to help answer a few key questions about it.

First, where is it located?

This property sits on the southwest corner of Costa Rica, on the Pacific side, in one of the most wild and untamed regions of the country. You won’t have a neighbor for at least a mile in either direction. It’s remote, off the grid, awe-inspiring—nothing like a typical development.

Most visitors fly into Puerto Jiménez. From there, you can drive about an hour through what Terri likes to call the “Costa Rican safari” to reach the property. You can also drive from San José or fly into Drake Bay, just north of the property. Drake Bay is a favored destination for world-class sport fishermen who fly in by private plane and even land on the beach during whale migration season. Whether by private plane, Sansa, or road, once you arrive, you’ll want to unplug and stay awhile.

Puerto Jiménez is essentially the last stop before reaching the property. It’s where you’ll stock up on provisions. The town offers a marina, a calm bay, and essential services. Importantly, it’s also home to Botanika by Hilton, a luxury hotel and condominium project where units are selling between $600,000 and $1 million. That development demonstrated that there is a strong market for high-end accommodations on the Osa Peninsula.

This property sits within the same canton and has similar potential, perhaps on a more boutique, intimate scale.

Now, let’s talk about the property itself.

The current owners have held it for 33 years. It spans seven hectares and includes seven bungalows plus a main lodge structure where guests gather for meals and socializing. The bungalows range from 10 to 25 years old. They are solidly built in concrete and structurally sound.

What truly defines this property, however, is the view.

The bungalows are nestled into a hillside overlooking a freshwater estuary, a ribbon of jungle, and the vast Pacific Ocean beyond. Each evening, the sun drops into the ocean in a spectacular display. The setting has been compared to standing at the edge of the Ngorongoro Crater in Africa… it’s that breathtaking.

The value here lies in the land, the location, and the experience.

There are three potential levels of investment:

Level One:

Cosmetic upgrades. With fresh paint, updated décor, staging, and remodeled bathrooms, the bungalows could be beautifully refreshed. An estimated $30,000 per bungalow could significantly modernize the property.

Level Two:

More substantial renovations. Fully remodeled bathrooms, added kitchenettes, and expanded interiors, all within existing footprints. Because the structures are already in place, you can build up to four stories (or the height of a coconut palm) under current regulations. This level might require $50,000 to $75,000 per bungalow.

It’s important to note: this is entirely off-grid. There are no power lines. The property runs fully on solar energy and includes two artisan wells, a full garden, a caretaker’s house, and long-term staff who would love to remain with new ownership. The infrastructure for self-sustained living is already in place.

Level Three:

A visionary redevelopment. Less than a mile from Corcovado National Park, one of the most biodiverse places on Earth, home to an estimated 3–4% of the world’s biodiversity, this site could become a world-class boutique luxury destination. Think along the lines of a high-end Hilton, St. Regis, or Marriott Envoy concept, with nightly rates of $1,000 or more.

Wildlife such as scarlet macaws, toucans, parrots, howler and capuchin monkeys, butterflies, and kingfishers are regularly seen right on the property. Guests would experience the same biodiversity they’d expect inside Corcovado, but from the comfort of a private deck.

Currently, the bungalows measure approximately 600–700 square feet each. The central lodge serves as the communal hub for dining and gathering. However, the main building site offers potential for a signature residence or luxury lodge, possibly a 3,000–5,000 square-foot main structure or expanded villa concept, depending on the buyer’s vision.

So what is paradise worth?

The property was previously listed at $10 million during the peak market years. After careful market analysis and updated comparables, it is now being offered exclusively at $6,125,000.

At this price, you are essentially acquiring the land, the view, the location, and the untouchable setting. The structures are solid but in need of updating, which is reflected in the pricing.

Ultimately, this is more than a property, it’s an experience.

The jungle, ocean, lagoon, and sky converge in a way that feels immediate and immersive. It has a way of stopping you in your tracks. It encourages you to disconnect, to decompress, to reassess what truly matters.

As Terri says, this property chooses you.

The current owners have poured 33 years of love and stewardship into this land. They are ready to retire and pass it on to the next caretakers, those who feel called to it.

If this resonates with you, we would love to have a conversation.

Where This Osa Peninsula Eco Lodge Is Located

The property sits on the Pacific side of the Osa Peninsula, one of the most biologically dense regions on the planet. There are no neighboring developments within roughly a mile in either direction. What surrounds the site is jungle, estuary, ocean, and protected land.

Most owners and guests arrive via Puerto Jiménez, either by flight from San José or by road. From there, the final approach is a one hour drive that feels more like a safari than a commute. For private aviation, Drake Bay lies just north, frequently used by sport fishermen and seasonal visitors who arrive directly on the beach.

The Property at a Glance

The asset consists of seven hectares with seven individual bungalows plus a central lodge structure, a unique Osa hotel for sale. The buildings are concrete construction and structurally sound, developed over time by owners who have stewarded the land for more than three decades.

The defining feature is the elevation and view. From the hillside, the property overlooks a freshwater estuary, a ribbon of dense jungle, and the open Pacific beyond. Sunsets drop directly into the ocean, unobstructed, every evening.

“This is one of those rare places where the land does the talking. You don’t just see the view here, you feel it. People come to disconnect, to recalibrate, and this property gives them that experience in a way very few places on Earth can.”

Existing Infrastructure and Off Grid Capability

This Osa Peninsula eco lodge operates entirely off grid. There are no power lines or municipal connections.

The property includes solar power infrastructure supporting all structures, two artisan wells providing water supply, established gardens, a caretaker residence, and a long term local staff interested in continuing with new ownership.

Three Clear Investment Pathways

Light Renovation and Repositioning

At the entry level, the existing bungalows can be refreshed through cosmetic upgrades. Painting, staging, and bathroom updates would modernize the accommodations while preserving their character.

Full Boutique Lodge Upgrade

A more comprehensive approach would include bathroom renovations, upgraded finishes, and the addition of kitchenettes within existing footprints.

Flagship Luxury Hospitality Concept

At the highest level, the property supports a flagship boutique hospitality concept comparable to recent developments in Puerto Jiménez.

“The value here isn’t just the land or the structures. It’s the experience. You’re standing above an estuary, jungle, and open Pacific with Corcovado at your doorstep. That combination is what makes this property irreplaceable.”
