Costa Rica might be a small country, but don’t be fooled— each one of its regions can be very different. Even driving as little as ten minutes can mean a significant change in temperature and weather, geography, and residential rental options.

When it comes to the luxury real estate rental market in Costa Rica, there’s an exploding demand with little supply to offer. However, this will vary depending on the area we’re talking about, which is why it’s so important to study each in particular.

Let’s review some of the main regions with homes for rent in Costa Rica, the lifestyles that they offer and their characteristics to consider.

Escazú and Santa Ana

Escazú and Santa Ana, the most western areas of the Central Valley, are two extremely popular areas for international renters. As two of the most up-and-coming areas in Costa Rica, they attract many expats traveling for medium-term work assignments.

Expatriates seeking rental homes in Costa Rica’s luxury real estate market typically look for a strong sense of community, and residential communities tend to provide just that. The so-called gated “condominios,” such as Villa Real, Valle del Sol and Cerro Alto offer a wide range of family homes for rent. Many of these, including La Hacienda and Hacienda del Sol, are known for the close-knit international community they foster.

These communities in Santa Ana and Escazú are also recognized for the tranquility in day-to-day life. With high-security measures, they provide a safe environment for children to go out and make friends.

Something that many international renters may not realize before coming to Costa Rica is that transportation may not be as readily available as in other parts of the world. Therefore, finding a strategic location that connects well with other areas is key. Escazú and Santa Ana offer just that. With direct access to Highway 27, these areas connect to each other, to the center of San José, and to the Pacific Coast.

Rohrmoser is also located on the western side of the Central Valley, right within the city of San José. It has become the fastest-growing vertical residential market in the country, experiencing a remarkable transformation in its cityscape over the past few decades.

The high-rise living experience is gaining popularity, particularly among younger generations such as millennials and older Gen Zers. This trend has emerged in response to rising market prices, with condos offering affordable spaces equipped with many amenities. From pools and coworking spaces to clubhouses and cinemas, apartment buildings have introduced a new way of living for residents.

In addition to the various amenities offered by many vertical communities in Rohrmoser, the location is also a significant attraction. With convenient access to the rest of the western side of the Central Valley, including Escazú and Santa Ana, as well as the central area of San José, the demand for apartment homes for rent in the area has surged in recent years. Both the option to rent a space for personal use and to lease your flat to clients are highly viable.

When considering rental opportunities and trends in Rohrmoser, it’s essential to note the two main types of spaces available: small apartments and penthouses. While smaller, more affordable two-bedroom apartments are prevalent, there is a growing demand for medium-sized condos. In fact, supply is limited for ones with at least three bedrooms. Therefore, Rohrmoser might not be the ideal area for large families looking to rent a home. However, there are limited but available larger penthouses.

High-end apartments for rent in Rohrmoser are typically characterized by impeccable lighting, high ceilings, modern styling, and stunning city views. However, Vicki Klunk, an LX specialist in the area, mentions that for those considering investing in an apartment to rent, it’s advisable to purchase one overlooking a park to ensure the best and most beautiful views of Rohrmoser. Some remarkable vertical communities with exceptional renting options in the area include Elysian Nunciatura, Cosmopolitan Tower and Torres del Lago nearby.

Heredia and Alajuela

Heredia and Alajuela are two areas that offer both town and mountain housing options. Unfortunately, when it comes to luxury rentals, they are not as prevalent, especially in the mountain homes category.

For example, finding mountain homes available for rent is quite rare. Additionally, Hacienda Espinal, a highly sought-after residential community in the area, typically has only a few options available at any given time.

Despite this limitation, many people consider these areas due to their proximity to Escazú. Transportation to the zone is often needed. Both of them are also great for families with children, since many renters seek spacious houses with gardens and multiple rooms for comfort. Some other great residential community options include Hacienda Los Reyes and Los Hidalgos.

Central Valley East

The home rental market in the eastern side of Costa Rica’s Central Valley offers a diverse range of options. It adapts to various budgets and lifestyles.

One of the most important perks of homes for rent in this area is that they’re characterized by being less expensive than on the western side of the Central Valley. Compared to the popular suburbs like Escazu and Santa Ana, the eastern side generally offers more affordable rental options. This attracts families, young professionals, and students seeking value for their money.

In the East, you’ll find a mix of established neighborhoods with a strong sense of community like Curridabat and Dent, modern apartment complexes in areas like Tres Ríos, and more rural options towards Paraíso and surrounding mountains. Some renowned residential communities to look into for renting are Monterán and Altamonte.

Due to increasing development and infrastructure improvements, however, the eastern side is experiencing growing demand. Therefore, some competition for rentals is to be expected in the coming years, especially in sought-after areas.

The Nosara renting market is a bit different than the ones in the Central Valley. This coastal town in northern Costa Rica is known for having some of the most beautiful beaches in the country.

Nosara’s attractive natural surroundings, laid-back lifestyle and growing economy have made it a hotspot destination for both expats and Costa Ricans alike.

Short-term rentals in Nosara are common all year long, but emerge especially during Costa Rican summer (December – March!). Throughout these drier months, the tourism scene in the area skyrockets, so the demand for short-term rentals does, too.

However, Nosara has also become a medium-term home for many expats looking for an alternative, coastal lifestyle. This has increased homes for rent for longer periods of time, taking an important role in the area’s economy.
